Please note: A curfew of 11:00 PM is strictly adhered to by the Zoning Board of Adjustment of the Village of Ridgewood. No new matter involving an Applicant will be started after 10:30 PM. At 10:00 PM the Chairman will make a determination and advise Applicants as to whether they will be heard. If an Applicant cannot be heard because of the lateness of the hour, the matter will be carried over to a future meeting to be determined by the Board at 10:00 PM.

TZOULAFIS – An application to permit the construction of a covered porch, two-story and second story addition which will result in coverage by above-grade structures of 22.5%/2,500 square feet, where 20%/2,250 square feet is the maximum permitted and coverage by above-grade structures within 140 feet of the front lot line of 23.4%/2,428 square feet, where 20%/2,100 square feet is the maximum permitted at the Property located at 426 Colonial Road, Block 3609, Lot 5, in an R-2 Zone. ELISSA PERRY – An application to permit the expansion of an existing deck which will result in a side yard setback of 15 feet, where 24 feet is the minimum required at the Property located at 21 Maynard Court, Block 2403, Lot 9, in an R-1 Zone.

DOUGLAS AND MARISSA FRISINA – An application to permit the construction of two second story additions and a covered open front porch expansion which will result in a front yard setback of 37.3 feet to the porch and 35.3 feet to the steps, where 40 feet is the minimum required; coverage by above-grade structures of 21.5%, where 20% is the maximum permitted and coverage by above-grade structures within 140 feet of the front lot line of 21.6%, where 20% is the maximum permitted at the Property located at 254 Fairfield Avenue, Block 3212, Lot 4, in an R-2 Zone.

RONALD & CAROLE READING – An application to permit the expansion of the existing home with an addition featuring two-story and one-story portions, along with various site improvements, including patios, walkways, an expanded driveway and retaining walls, along with a water feature consisting of a stream and pond. The applicants seek variances for building height, front yard setback and gross building area within 140 ft. of the front lot line at the Property located at 290 Greenway Road, Block 2804, Lot 6.01, in an R-1 Zone.

RAFAEL VENTURA & NANCY JOACHIM – An application to permit the construction of a two story addition and detached garage which will result in a side yard setback to the addition of 7.72 feet, where 10 feet is the minimum required and coverage by above-grade structures of 22.5%, where 20% is the maximum permitted at the Property located at 247 Walthery Avenue, Block 3309, Lot 25, in an R-2 Zone.

ANASTASIA MAROULIS – An application to permit the construction of a second story over the existing home, along with a two-story addition to the existing home, including a garage, along with a new driveway, patio, steps and landing which will result in variances for front yard setback, rear yard setback, individual and combined side yard setbacks, coverage by improvements measured over the entire lot and within 200 ft. of the front lot line, and driveway width at the Property located at 181 Mountain Avenue, Block 2506, Lot 7 in an R-126 Zone.
