Please note: A curfew of 11:00 PM is strictly adhered to by the Zoning Board of Adjustment of the Village of Ridgewood. No new matter involving an Applicant will be started after 10:30 PM. At 10:00 PM the Chairman will make a determination and advise Applicants as to whether they will be heard. If an Applicant cannot be heard because of the lateness of the hour, the matter will be carried over to a future meeting to be determined by the Board at 10:00 PM.

KURT HEDDEN – An application to permit the construction of a one-story and two-story addition which will result in a side yard setback of 9.98 feet, where 10 feet is the minimum required; coverage by above-grade structures of 31.7%, where 25% is the maximum permitted; coverage by improvements of 58.2%, where 45% is the maximum permitted and Gross Building Area of 36.9%/2,122 s.f., where 35%/2,856 s.f. is the maximum permitted at 24 Ethelbert Place, Block 2209, Lot 10, in an R-3 Zone.             New Business:

GAVIN & LAUREN CUNEO – An application to “square off” the Northeast corner of the home with the construction of a one-story mudroom addition, along with a terrace and a set of stairs leading to grade, and a deck along the first floor of the existing home which will result in side yard setbacks of 16.35 feet and 16.88 feet, where 20 feet is the minimum required and a combined side yard setback variance at 373 Mountain Avenue, Block 2706, Lot 10, in the R-125 Zone.

CHRISTOPHER & LAURA McGRATH – An application to permit the installation of a central air conditioning condenser which will result in a side yard setback of less than 7 feet, where 10 feet is the minimum required at 418 Berkshire Road, Block 4505, Lot 28, in an R-2 Zone.

LYNN KENNEY – An application to permit the construction of a two-story addition which will result in a front yard setback on Racetrack Road of 14.3 feet to the addition, where 40 feet is the minimum required and the construction of a detached garage in the front yard which will result in a front yard setback of 20 feet, where 40 feet is the minimum required and a side yard setback of 5 feet, where 10 feet is the minimum required at 319 Franklin Turnpike Block 2901, Lot 2, in an R-2 Zone.

BRAD & CAREN KAY – to permit the construction of a one-story addition which will result in a side yard setback of 12.25 feet, where 22.66 feet is the minimum required at 334 Heights Road, Ridgewood, New Jersey, and shown on the Tax Map of the Village of Ridgewood as Block 1907, Lot 13. The property is located in an R-1 Zone.
