In accordance with the provisions of the "Open Public Meetings Act," please be advised that the Planning Board meeting of AUGUST 18, 2015 in the Village Hall Court Room has been cancelled. All matters on the agenda will be carried to the September 1, 2015 meeting which will be held in the Village Hall Courtroom at 7:30 p.m.

All meetings of the Ridgewood Planning Board (i.e., official public meetings, work session meetings, pre-meeting assemblies and special meetings) are public meetings which are always open to members of the general public.

Please note: A curfew of 11:00 PM is strictly adhered to by the Zoning Board of Adjustment of the Village of Ridgewood. No new matter involving an Applicant will be started after 10:30 PM. At 10:00 PM the Chairman will make a determination and advise Applicants as to whether they will be heard. I f an Applicant cannot be heard because of the lateness of the hour, the matter will be carried over to a future meeting to be determined by the Board at 10:00 PM.

KEITH AND LISA GRACE – An application for the construction of a second story addition and covered front porch which will result in a height above grade of 34 feet where 30 feet is the maximum permitted and front yard setbacks from Fairway Road of 24.8 feet to the porch and 33.2 feet to the second floor addition where 45 feet is the minimum required for each at 154 North Pleasant Avenue, Block 3407 Lot 6 in an R-1 zone. KEYVAN AND LINDSEY POURREZA – An application to improve and expand the existing single-family home on the property with the construction of a second floor, including a re-built attic over the garage and a deck which will result in side yard setbacks of 17.2 to the 2nd story addition and 13.35 feet to the garage attic where 19.9 feet is the minimum required and gross building area within 140 feet of 34%/5,272 square feet where 20%/3,1125 square feet is the maximum permitted at 155 Beechwood Road, Block 2105, Lot 7, in an R-1 zone. RIDGEWOOD PARK SG, LLC – An application to install a second sign on the façade of the building which has a shared common entrance for the tenants, which signage will have different style and material from the existing signage, where only one sign is permitted at 30-38 Oak Street, Block 3805, Lot 6, in a B2 zone. (Carried from July 14, 2015)

LISA AND BARRY SANDS – An application to Lisa and Barry Sands to permit the construction of a garage expansion and second floor addition which will result in a front yard setback of 30.1 feet to the garage expansion, 33 feet to the dormer and 26.5 feet to the front portico where 45 feet is the minimum required for each, a rear yard setback of 19 feet to the garage expansion and 19.5 feet to the second floor addition where 30 feet is the minimum required for each at 339 Spring Avenue, Block 4007, Lot 20, in an R-2 zone.

           

TERI AUGUSTINE – An application to permit the construction of a two-story addition which will result in a building height of 30.35 feet where 30 feet is the maximum permitted, a side yard setback to the addition of 7.53 feet and 8.42 feet, and a side yard setback to the chimney of 5.5 feet where 10 feet is the minimum required, total lot coverage of 32.46%/1,722.15 square feet where 25%/1,326 square feet is the maximum permitted, gross building area of 42.21%/2,239.2 square feet where 35%/2,856 square feet is the maximum permitted and coverage by improvements of 47.26%/2,506.89 square feet where 45%/5,600 square feet is the maximum permitted at 103 Liberty Street, Block 4003 Lot 23 in an R-3 zone.

LISA DANIAS – An application to permit the construction of a second floor addition which will result in a side yard setback of 0 feet where 10 feet is the minimum required, a total lot coverage of 26.98% where 25% is the maximum permitted and gross building area of 37.92% where 35% is the maximum permitted at 32 Pomander Walk, Block 2205, Lot 21, in an R-3 zone.
