Statement required by the Open Public Meeting Act “Adequate notice of this meeting has been provided by a posting on the bulletin board in the Village Hall, by mail to the Ridgewood News, The Record and by submission to all persons entitled to same as provided by law of a schedule including date and time of this meeting”.
Please note: A curfew of 11:00 PM is strictly adhered to by the Zoning Board of Adjustment of the Village of Ridgewood. No new matter involving an Applicant will be started after 10:30 PM. At 10:00 PM the Chairman will make a determination and advise Applicants as to whether they will be heard. If an Applicant cannot be heard because of the lateness of the hour, the matter will be carried over to a future meeting to be determined by the Board at 10:00 PM.

ANGIOLINO – An application to permit the construction of a second floor addition and front portico which will result in front yard setbacks of 32 feet to the front steps, and 39 feet to the portico, where 40 feet is the minimum required and a distance of 9.83 feet to an accessory structure from the principal structure, where 12 feet is the minimum required for the Property located at 706 Ellington Road, Block 4606, Lot 24, in an R-2 Zone. MARCIA RINGEL – an appeal to the Zoning Board of Adjustment of the Village of Ridgewood from the order, determination, or decision by the Building Department made in January, February, March and May, 2016 granting building permits to the homeowners, of 151 West End Avenue to permitting construction of a home office and guest quarters within the detached garage located on said property Block 2511, Lot 1, in an R110 Zone for the reason that appellant alleges error in the order, requirement or decision or refusal of said Administrative Officer violates Village ordinances relating to non-conforming structures, non-conforming uses, and abandonment of use. (Carried from October 25, 2016) (Carry to January 31, 2017)
EDWIN FERNANDO GUERRERO – An application to permit the construction of a two story single family dwelling on an existing foundation and deck which will result in Gross Building Area of 40%/3,697.92 square feet, where 34%/3,360 square feet is the maximum permitted. The proposed construction was previously granted variances for a side yard setback of 16.2 feet, where 19.8 feet is the minimum required and coverage by above-grade structures within 140 feet of the front lot line of 24.3% where 20% is the maximum permitted at 322 Van Emburgh Avenue, Block 4805, Lot 9, in an R-1 zone.
RAY SAHIN - An application to permit the construction of a retaining wall which will have rear and side yard setbacks of 0 feet, where up to 8 feet is the minimum required and will vary in height from 4 to 8 feet, where 4 feet is the maximum permitted at 555 Emker Terrace, Block 1701, Lot 23, in an R-2 Zone.
SHANE & TRICIA CLIFFORD – An application to permit an expansion and cabana addition to the existing detached garage/barn which will result in a height of 21 feet where a maximum of 15 feet is permitted, a side yard setback of 3.8 feet, where 5 feet is the minimum required, a rear yard setback of 3.1 feet, where 5 feet is the minimum required and gross building area of an accessory structure of 5.1%, where 4% is the maximum at 56 Monte Vista Avenue, Block 2107, Lot 3, in an R-1 Zone.
MARGARITA KLEINKNECHT – An application to allow to remain a second driveway which results in a combined total driveway width of 24 feet, where 15 feet is the maximum permitted for the Property located at 235 Dayton Street, Block 3704, Lot 15, in the P-2 Zone.
